When Moschelle was first asked to join this project, legal issues between tenants, owners and developers were pending. With its unparalleled legal and due diligence expertise and skills, Moschelle was able to instill confidence in investors and spearhead the acquisition of the property by bringing on two new partners and resolving the legal issues that plagued this project. Located in a resurging community of Montreal, and housed by a Pharmaprix and other prime tenants like a daycare centre and jeweler, the property was anchored by a completely new CLSC. By adding this attractive tenant, Moschelle demonstrated its abilities to effectively manage the relationship with and requirements of a government agency, instill management processes to meet the specific needs of this tenant, and occupy the property with more desirable tenants better suited to service the surrounding community, thereby solidifying the long-term presence of the complex in the area.
Moschelle seized an opportunity to take an unused part of land on up-and-coming Montée-Masson Street in Mascouche - located in Montreal's North Shore - and develop it into a state-of-the-art two-story building. The property stands out from the others in the area with its beautiful architecture and two stellar tenants - Industrial Alliance and Starbucks, the coffee house's first location this far north of the metropolitan area. Since the completion of this project, other land owners in the area who have witnessed the development have approached Moschelle to form a joint venture. The LEED certification that Moschelle was able to achieve for this building demonstrates our commitment to excellence in energy and environmental performance.
Moschelle was first approached as a potential partner in 2008 at a time when the financial markets were being hard hit across North America. Many investors and builders were ambivalent about investing further, the property had its share of zoning issues, the land required a complete swampland site prep, and several inter-municipality politics threatened to halt the entire project. Moschelle was brought in to take this project to the next level and was ready to tackle the challenges head on.
Located in Delson, Quebec, an off-island suburb on Montreal’s South Shore, this retail development truly exemplified Moschelle’s development skills and expertise. Since the property is zoned in four separate municipalities, Moschelle was instrumental in handling the various zoning issues and legal matters, getting all city planning permits to reroute streets, and renegotiating land swap agreements with Hydro Quebec and the MTQ. It also helped investors, partners and builders overcome some of the financing issues they were facing in order to bring this project to fruition. Today, the Faubourg Delson is a thriving new-format shopping centre anchored by an IGA supermarket and other major attractive national tenants like TD Bank, Giant Tiger, Jean Coutu and Starbucks. This project has demonstrated Moschelle’s flexibility, the scope of its expertise as well as its ability to manage all of the complexities of a large-scale project from beginning to end, with highly successful results.
Located in an up-and-coming area of Montreal, the Beaumont property was an industrial building that Moschelle completely renovated and turned into trendy, loft-style offices for top-notch occupants, like Cirque du Soleil and Conservatoire Lassalle. With the arrival of the new, nearby University of Montreal campus, Moschelle’s vision was to create and market the building to attract tenants who could take advantage of the new skilled workforce in the area. The building space was designed with a modern décor and layout using environmentally friendly construction and operation methods. It is currently in the process of attaining its LEED certification, due to a state-of-the-art HVAC system (cooling tower) and a significant amount of infrastructure upgrades.
In the undertaking of this project, Moschelle took an empty industrial building, located in Montreal's East end industrial district and developed the property into prominent retail and office space. Construction began in April 2011 and rental spaces filled up fast. In no time, the building housed a leading retail tenant (Pharmaprix) as well as several top-notch medical clinics and offices, whose tenants were able to move into turn-key Moschelle-branded spaces. In filling the occupancy of this complex, Moschelle was able to meet the high demands of the physicians and manage the logistics of each tenant with unparalleled professionalism, democracy and expertise.
